Job description
For our client in Rotterdam we are hiring a Contracts Manager (Mid-Level).
We are seeking a proactive and commercially astute Contracts Manager with a strong Quantity Surveying (QS) background to support site-based (Rotterdam area) project delivery across construction and engineering projects.
This mid-level role is ideal for individuals with solid commercial experience who are ready to take ownership of contract administration, stakeholder coordination, and financial management on live projects. The role is site-based, working closely with project managers, subcontractors, and clients to ensure contractual compliance, accurate cost control, and effective project progress.

The role is site-based, working closely with project managers, subcontractors, and clients to ensure contractual compliance, accurate cost control, and effective project progress.
Key Responsibilities
Contract Administration
• Administer main contracts and subcontracts in accordance with company and project requirements.
• Assist in negotiation, drafting, and review of contract documentation.
• Manage contract variations, claims, change orders, and compensation events.
• Ensure compliance with contractual obligations, deliverables, and timescales.
• Maintain accurate contract records and documentation.
Commercial Management (QS Duties)
• Prepare and manage valuations, payment applications, and cost reporting.
• Support cost forecasting, budgeting, and commercial risk tracking.
• Conduct measurement, BOQs, cost analysis, and verification of subcontractor claims.
• Assist in preparation of final accounts and financial closeout.
• Monitor procurement packages and support purchasing processes to ensure value for money.
Project Delivery Support
• Work on-site alongside project and construction teams to track progress and identify commercial impacts.
• Contribute to project meetings with clients, subcontractors, and internal stakeholders.
• Provide commercial input to planning, change management, and scheduling activities.
• Actively identify risks and opportunities affecting cost, contract, or performance.
Risk, Compliance & Reporting
• Support compliance with health & safety, environmental, and quality standards.
• Prepare commercial reports, dashboards, and documentation for internal and client use.
• Assist in audits, governance reviews, and internal commercial processes.
• Escalate risks or contractual issues as required.
Your qualifications
Qualifications & Experience Essential
• 3–7 years’ experience in a Contracts Manager, Assistant CM, or QS/Commercial role.
• Strong Quantity Surveying foundation (degree or equivalent in QS, Commercial Management, Civil Engineering).
• Experience working on live construction, engineering, civil, or industrial projects.
• Strong understanding of standard forms of contract (NEC, FIDIC, JCT, or local equivalents).
• Solid analytical, numerical, and reporting skills.
• Comfortable working full-time on-site.
• Demonstrable experience in unit rate contracts specifically in the mechanical / piping and electrical and instrumentation disciplines.
• Strong sub-contractor commercial management experience.
Desirable
• Experience on EU or international projects.
• Familiarity with digital tools such as cost systems or project management software.
• Professional progress toward RICS or equivalent membership.
